The Tanner Hill is situated at a prime location in the heart of Eastern Hong Kong Island, just a 2-minute walk from Exit B4 of North Point MTR Station. It is a premium senior housing project under the Hong Kong Housing Society. Completed in 2015, the development comprises three blocks offering a total of 588 units. The Tanner Hill is a housing project that provides a quality retirement living for individuals aged 60 or above. It is a non-government subsidised housing project with no income or asset limits, and applicants are not subject to means testing. After paying the entry contribution, tenants can live in their residential unit for life, and are waived from paying Government rates and management fees (HKHS will review and may adjust this arrangement from time to time) Tenants do not need to worry about future lease renewals or rent increases.
Applicants may apply for a spouse aged 50 or above to become a Permitted Occupier during the application period, subject to approval of the Hong Kong Housing Society (HKHS). The Permitted Occupier will not possess or inherit any legal rights to the residential unit, including any refunds, and is required to vacate the residential unit upon the termination of the tenancy of the passing of the tenant. When the spouse of a long lease tenant reaches the age of 60, the tenant may apply for the Permitted Occupier to become a joint tenant, but this application is subject to maximum capacity of the residential unit, satisfaction and completion of the application procedures and conditions prescribed by the HKHS, and approval from the HKHS.
Yes. A tenant may apply for their full-time domestic helper to become a Permitted Occupier, who is temporarily permitted to use and occupy the relevant residential unit for the duration specified in the contract. The Permitted Occupier will not possess or inherit any legal rights to the residential unit, including any refunds. The Permitted Occupier is required to vacate the residential unit upon the termination of the tenancy or the passing of the tenant.
Yes. The maximum occupancy for a studio unit is 1 tenant and 1 Permitted Occupier. For all other types of residential units, the maximum occupancy is 2 tenants (joint tenants) and 3 Permitted Occupiers.
Applicants for The Tanner Hill can choose to pay the Entry Contribution in one-off lump sum payment, 1-year staged payment or 10-year staged payment. (The staged payment options are subject to a surcharge).
In addition, individuals interested in residing at The Tanner Hill can, according to their financial needs, consider applying for a Reverse Mortgage using their own property to receive a monthly annuity or a lump-sum loan. Borrowers can also apply to rent out the property, generating additional rental income while enjoying their retirement, investing in their physical and mental well-being, adding greater flexibility to their retirement.
The Tanner Hill tenants are waived from paying management fees*. Water and electricity charges for the residential unit, however, must be paid in full by the tenants to the relevant utility organisations.
In addition, tenants are also waived from monthly service fees*, including home care support services and handyman repairs (up to 2 hours per month for studio units and 4 hours per month for other unit types, excluding the cost of replacement parts).
* Subject to review and adjustment by HKHS from time to time.
The Tanner Hill has an Entry Contribution refund arrangement. The actual refund amount decreases based on the length of residency; the longer the residency, the smaller the refund. Please refer to Termination & Refund for the details.
No. Each person can only (i) submit or be included in one flat application and (ii) apply for the lease of one residential unit at The Tanner Hill, regardless of whether it is a single application or a joint application. Duplicated application(s) will be disqualified without notice.
Persons who intend to live together in the same unit should apply under joint application and fill in the same flat application form only. Duplicated flat application(s) will be disqualified without notice.
Procedure as below:
Submission of flat application and flat selection confirmation
Wait-listing Person (WP) will be invited to The Tanner Hill Leasing Office (address: 3/F, The Tanner Hill, 8 Tanner Road, North Point, Hong Kong) for formal flat selection in accordance with the procedure listed in the Important Notes on Flat Selection Arrangement for Wait-listing Person.
WP should submit flat application and confirm flat selection in person or appoint an attorney to act for him/her/them. (Please refer to Summary of Application Procedures section 3.4 (4) for the details)。
2. Nomination of Solicitor
To nominate a firm of solicitor to act for him/ her in relation to the transaction within 4 working days from the date of flat selection and confirmation.
3. Signing of Lease Agreement and Service Agreement
To sign the Lease Agreement and the Service Agreement in person and to make all payments required thereunder within 8 working days after confirmation of flat selection.
4. Lease Commencement Date
No later than 2 months (for Long Lease) / 1 month (for Enhanced Long Lease Incentive Program) from the day of flat application cum flat selection confirmation.
No earlier than 15 working days from the day of flat application cum flat selection confirmation subject to the execution of all the required documents and full settlement of the required payments.
All long lease Wait-listing Person (WP) will periodically receive an invitation letter and reply slip for flat selection.
The invitation letter will contain details of all available residential units for the WP to consider.
If a WP has a preferred choice among the available residential units, they should complete the reply slip and return it to The Tanner Hill Leasing Office on or before the submission deadline. This will confirm their position in the selection queue and schedule an official appointment for flat selection.

The Tanner Hill has a flexible wait-listing mechanism, which arranges flat selection based on the Wait-listing Person (WP) position on the list and their stated preferences. Naturally, larger residential units and those with better orientations are more popular and have longer queues. Some WP have successfully selected a residential unit and moved in approximately one year after submitting their application.

Healthcare and catering services provided in or to The Tanner Hill are operated by outsourced operators, and HKHS may change the operators of such services from time to time as it thinks fit without any prior notice. HKHS shall not be liable for any direct or indirect liability or loss due to such change, suspension or cancellation of the abovementioned facilities and services or such change in the abovementioned operators.
