Jolly Place is the first subsidised lifetime rental housing project under the Hong Kong Housing Society's (HKHS) "Senior Citizen Residences Scheme". Completed in 2003 and located in Tseung Kwan O, it provides a total of 243 units. The project is designed with an age-friendly concept, featuring professional care services and diverse social activities to provide holistic retirement living and support for middle-income individuals aged 60 or above.
Jolly Place boasts a prime location with comprehensive surrounding amenities. Tenants can reach a large-scale shopping mall, restaurants, cultural and recreational facilities, fulfilling all daily living and shopping needs. Transportation is highly convenient. It takes only about a 5-minute walk from Hang Hau MTR station, and has multiple bus and minibus routes nearby, providing excellent connectivity in all directions.
Jolly Place provides more than just an age-friendly living environment, it emphasises comprehensive home care support. From safe and comfortable interior spaces to 24-hour security, smart emergency support system, and the attentive care of a professional service team, Jolly Place cares the health and well-being of its tenants, allowing them to enjoy their retirement with peace of mind and carefree.

The shower area features a thresholdless and gentle sloped design to reduce the risk of tripping for tenants while ensuring smooth drainage.
In an emergency, staff can easily open the door outwards in the opposite direction, facilitating quick access and support.

Spacious lobbies with seats for tenants to rest while waiting for lifts.

Walker frame and wheelchair friendly
Equipped with seating for tenants to rest, or to accommodate a stretcher for seamless transfer to an ambulance during emergencies.
Tenants can easily enjoy a variety of facilities without leaving the premises, including outdoor fitness and recreational facilities, and an indoor reading area, catering to both active and tranquil preferences. Jolly Place also arranges a variety of interest classes and recreational activities, enabling tenants to enjoy a vibrant retirement.
Apart from basic care services, tenants can subscribe to optional services that suit their individual needs and preferences on a user-pay basis.

*The terms for providing such services would be covered by a Service Agreement annexed to the Tenancy Agreement.
Jolly Place Care Home, operated by the Hong Kong Housing Society, is located on the 1/F of Jolly Place. It offers both long-stay and short-stay options, providing holistic and attentive care services through a multi-disciplinary team. Tenants of the Jolly Place are given priority access to these services, saving the hassle of travel, and allowing them to receive timely and appropriate care. When their health condition improves, tenants can seamlessly return to their residential units upstairs to continue enjoying an independent lifestyle. This achieves a flexible transition between "ageing-in-place" and "professional care."
Not only tenants of Jolly Place can flexibly switch care models according to their health conditions, but they can also receive professional care in a familiar environment, enabling convenience for family and friends to visit, letting tenants to enjoy their retirement life with peace of mind.
By making an one-off entry contribution, individuals aged 60 or above are guaranteed of a "lease-for-life" arrangement, with monthly service fees for property management and basic services.

Based on their individual needs and preferences, tenants can pay to participate in various activities and services organised by the "Senior Citizen Residences" team, availing the opportunity to enhance physical and mental well-being and expand their social circles. Examples include a wide range of interest classes, outdoor activities, health talks, and rehabilitation services.
Meanwhile, under the "user-pays" principle, tenants are responsible for paying the Government Rates for their residential units, as well as any costs associated with unit renovation and maintenance. For details, please refer to the relevant clause in the Lease Agreement.
